Property Manager

Location: York City Centre

Hours: Full-time, 9:00am–5:30pm, Monday – Friday.

Salary: £28,500 to £30,000 (depending on experience) plus pension, 20 days holiday, staff events and training support

Company Description

Mudd & Co Block Management is one of York’s largest independent Block Management firms with an ever-growing portfolio. We pride ourselves on building strong relationships with our clients and residents, and we’re now looking for a Property Manager who shares our commitment to clear communication, reliability and genuine care for the buildings and developments we manage which include residential, mixed-use, Freehold and commercial developments across Yorkshire.

The Role

As a Property Manager, you’ll play a key role in supporting our property management team and ensuring the smooth day-to-day running of our developments. Acting as a main point of contact for residents, leaseholders and contractors, you’ll help coordinate maintenance, manage compliance and keep everyone informed along the way. You will be in charge of overseeing and running a selection of the portfolio we manage and ensuring that the day-to-day tasks and routine compliance of these buildings are completed in a timely and effective manner.

This is a varied, people-focused role that suits someone organised, proactive and confident in communicating with a wide range of personnel.

Key Responsibilities

Carrying out regular property inspections and coordinating maintenance works.

Communicating clearly and professionally with leaseholders, residents, contractors and agents.

Handling incoming calls in a friendly and professional manner.

Prioritising maintenance issues and overseeing works through to completion, reporting to senior management on progression.

Managing shared inboxes and ensuring timely responses.

Preparing, recording and issuing correspondence.

Attending Board and AGM meetings, including occasional out-of-hours meetings.

Providing administrative support across maintenance and finance teams.

Maintaining organised records, files and documentation on central systems.

Assisting with annual budget preparation, service charge monitoring and expenditure control.

Supporting the finance team with arrears management and credit control.

Chasing contractors for updates on outstanding works.

Overseeing compliance renewals (including Fire Risk Assessments, Health & Safety reports and insurances) and maintaining accurate records.

What We’re Looking For

The ability to prioritise effectively in a busy environment.

Excellent organisational skills and attention to detail.

A collaborative approach and ability to work well within a supportive team.

A warm, confident communication style with a strong customer focus.

A proactive, problem-solving mindset.

Confidence using Microsoft Word and other digital systems.

The candidate must have a full, clean UK driving licence.

Experience

Previous experience in property or block management is necessary and strong administrative experience is highly desirable.

Full training and ongoing support will be provided.

Two years of Mudd & Co Block Management

This month, we're celebrating two years since we incorporated and formed Mudd & Co Block Management Limited ��

It's been a whirlwind 24 months that felt like it only started yesterday, but we've loved every minute ⏰ of our recent journey. Over this time, we've celebrated our successes, learnt from our disappointments (as you can't win everything or do everything right, only your best,) but most importantly we just love what we do as block managers ♥️

We've done this for much longer than two years, incorporating from Mudd & Co Chartered Surveyors that was established in 1986; and we're very proud of our roots and what we're achieving. We've grown our new identity and brand, launching a new website and focusing on continuing to bring a strong customer focused service to our Clients, placing communication and transparency at the forefront of what we do.

We honoured to be custodians as Managing Agent to some of the finest properties across Yorkshire, managing buildings ��️ of all types and sizes, landed County Houses in the Countryside, high rise buildings over 18m, purpose built blocks of apartments, converted listed properties, housing developments �� and mixed use developments. No two buildings are ever the same and we find you have to be adaptable in your approach to managing the type of building and personalities involved.

Over the past two years. we've had to deal with middle of the night escape of water emergencies ��, insurance claims, cladding replacement projects, major roofing refurbishments, EV charging instillations, re-decoration �� and re-carpeting projects, as well as dealing with all those small maintenance jobs��‍�� that soon build up if left unattended. We can only manage this with the support of our trusted contractors who we know respond to our requests with enthusiasm and speed to keep building issues to a minimum, and we're grateful for their continued support and help in an hour of need.

Our success has only been achieved through our amazing and dedicated team of property professionals; Sasha Wood , Sarah Brunton , James Hepworth, Sam Tomlinson and Matthew Wilson along with the support of Tim Mudd as a Consultant. Very soon, we're excited to see the team grow and be joined at the end of April by an Assistant Property Manager as we continue to grow to provide the best possible service to our Clients.
